Rare Trees?

These are both on a housing estate nearby and, in my opinion, are lovely trees and fairly rare.

Any guesses?  If you don't know the common name just put the Latin name!

    Not some dodgy Southern version of bird cherry? (And why don't trees get capitals for their names, I'd like to know?)

    Is it a dodgy, southern version? I thought it was just a Bird Cherry (Prunus padus) but maybe it is a cultivar.
    If you look, Richard, you'll see that I always give Trees a capital letter.

    Leaves look a bit like walnut, but the flowers don't. I'm stumped.

    I think it is a Fringe Tree - Chionanthus virginicus.
    Have only seen one first-hand once but I have heard they make good small back yard trees.
